USING THE MLS TO SELL YOUR HOME

The MLS is a central registry of properties used by REALTORS to match buyers with homes on the market. MLS is described as a "cooperative marketing system" to ensure maximum exposure of properties for sale. The MLS is very effective. Last year, sales across Canada from MLS listings totalled an amazing $58 billion.

In addition to being distributed in printed catalogues, MLS is also a sophisticated computer database of properties indexed by price, location, type of home, number of bedrooms, amenities and so forth. Photos of homes may also be available on-line and, over the past year, many real estate boards have added their MLS listings to the Internet through www.mls.ca.

  • Conduct a detailed inspection of your home and provide suggestions for “Staging“ your home to enhance the appeal and get a better price by making minor changes.
  • Prepare a detailed “Market Analysis” to suggest a realistic asking price range based on the current market activity of similar homes in the area.
  • Prepare a listing agreement and include all vital property information. (zoning, lot size, type of construction, room sizes, list of chattels included etc.)
  • Take high quality digital pictures of all rooms of your home, highlighting the unique selling features of the home.
  • Market the home on the internet, MLS system and via broadcast emails to hundreds of real estate agents working in the area.
  • Install “FOR SALE” sign with contact numbers for Re/Max office where more information about your home will be provided to prospective buyers.
  • Organize and conduct “Open Houses”, usually on a weekend to attract the maximum number of potential buyers.
  • Arrange and schedule viewing appointments with prospective buyers or their agents.
  • Review and present all offers and negotiate on your behalf to achieve terms that are favourable to you.
  • Once the offer is accepted, I will oversee the entire transaction to ensure that all contingencies and conditions are being monitored to your satisfaction.
